We fine-tune your brief and discuss your budget and search areas.
We reach out to our network to access on market as well as pre and off-market properties that are suitable. Once we shortlist properties, you attend an inspection with us to review your best matched homes.
We conduct thorough due diligence on your behalf, including price research, location research, we contact the council to ensure there are no DA applications in place that may adversely affect your property, we arrange for a building and pest inspection and/or review the strata report and discuss any modifications you can make to the property to enhance its value.
After liasing with your mortagae broker, conveyancer and/or solicitor we strategise, implement and present an unconditional offer to the real estate agent.
Once the offer is accepted, we liaise with your mortgage broker to provide a deposit. Then you sign the contract and await settlement.
We conduct a Pre-settlement inspection on your behalf and issue a notice to the real estate agent to rectify any issues prior to settlement.
During this stage you get access to the FREE 90 minute in-home consultation with our interior designer, who will review your current floor plan and make suggestions on modifications or tweaks to ensure that you will love your home for years to come.
You settle on your home, get your keys and pop the champagne bottle!
Negotiation or auction only
If you have already found your dream property and need us to acquire it on your behalf we work hard to get the deal across the line.
We dot our ‘I’s and cross our ‘T’s through contact with your mortgage broker, conveyancer and/or solicitor. We strategise, implement and formulate an unconditional offer, that is then presented to the real estate agent.
If an auction is going ahead on the property, we attend the auction and bid on your behalf.
Once the offer is accepted we liaise with your mortgage broker to provide a deposit. You sign the contract and await settlement.
